CLIMATE: Mild four season climate – The best of a 4-season climate. Winter snows do not stay on the roads longer than a day or two, and it is unusual for summer temperatures to exceed 90 E. Over 300 days of sun per year.
ROADS & UTILITIES:
Private ranch roads are maintained year-round annual dues of $295
covers road maintenance. All parcels have underground electricity and
phone to the property. There is a one time $7000 utility assessment for
the underground power and phone which is included in the price. All
parcel owners can apply for a domestic well permit which allows a maximum of 15 gallons per minute
(gpm) per CO State law.
